Can I Use My Home Address for Business in the UK? Here’s What You Need to Know (Updated for 2026)

If you’re starting or running a small business in the UK, the short answer is yes, but it comes with serious risks. Sole traders and limited company directors can legally both use a home address for their business in the UK. But be aware, if you use your home address as your Companies House registered office or your director's service address, it is published on the public register, indexed by Google, copied by so many other company directory websites, and it stays publicly available across the internet even after you move. Since 4 March 2024 it also has to pass the "appropriate address" test, and since 18 November 2025 every director has to be identity-verified, with the transition window closing soon in November 2026.
Replacing it costs about the same as two coffees a month. Undoing it after the fact costs £34 per document, and the number of documents only goes up.

So while it might seem like the easiest option, especially for sole traders, freelancers or tradespeople, using your home address as your business address can affect your privacy, professionalism, and in some instances it could cost you in more ways than just financially.
Here’s what you need to know before you make that decision and what alternatives could protect both your business and personal life.
Is it Legal to Use My Home Address as a Business Address in the UK?
Yes, in the UK, sole traders and limited companies can use a residential address as their business address, but it depends on the type of address you’re using, because businesses have up to four with very different levels of exposure:

For sole traders there is one more important clarification to mention of course.
Obviously you do not register with Companies House at all, so nothing is published there. Your exposure is different and often worse, because it is out of your control, where your home address ends up on invoices, or HMRC correspondence, customer quotes, insurance documents, trade directories, checkatrade type listings, other branding needed and your own contact page. There is no register to remove it from, and no single place to fix it, so a lot more places to remove and redo.
Plus, if you do register for VAT, your primary place of business appears on the VAT register, which is publicly checkable.
What changed between 2024 and 2026 that others still ignore
The Economic Crime and Corporate Transparency Act 2023 rewrote the rules on company addresses. If your registered office is your home kitchen table, three of these apply to you right now:

You then have 28 days to supply a proper address with evidence of your link to it. If you miss that the registrar can begin strike-off proceedings. Anyone can also apply to have your registered office rectified if they think it is not appropriate. |
The Real Risks of Using Your Home Address for Business
1. Lack of privacy and personal family safety
When your home address is public, anyone can find it including clients, competitors, and unwanted visitors. This opens up concerns around security and personal safety, especially if you live with family or housemates. Imagine a disputed invoice, a bad review, a planning objection, or an unhappy customer. Once your home address is one search away, a business dispute becomes a domestic one.
2. It is permanent, not just public
This is the one that will cost you money later. The public register is like a filing history, not just a snapshot. Change your registered office tomorrow and every historic document showing your home address stays on the register unless you pay to have it suppressed. Company directory aggregators will have scraped and mirrored it long before then, and they do not update when you do or ask them.
3. Your address is a due diligence signal, and could work against you
Banks, lenders, insurers and procurement teams check Companies House. A residential registered office reads as pre-revenue to a credit team. So does a commercial address shared with four hundred other companies. Both get negatively scored.
4. Contracts you will not be shortlisted for
Main contractors, local authorities, housing associations and larger commercial clients run supplier checks. "Flat 3B" on a PQQ does not fail you on paper, but it changes how the rest of the submission is read.
5. Mortgage, tenancy and insurance terms
Many residential leases and tenancy agreements restrict business use. Some mortgage conditions do too. Home insurance often excludes business stock, business equipment and business visitors, and a claim is where you find out.
6. Local authority restrictions and business rates
Councils can require planning permission for a change of use where the business generates traffic, noise, deliveries or signage, and the part of your home used exclusively for business can attract business rates.
Can I use a virtual office address for my Google Business Profile?
Google's guidelines for representing your business are explicit: "If your business rents a physical mailing address but doesn't operate out of that location, also known as a virtual office, that location isn't eligible for a Business Profile."
Coworking addresses are only listable with your own signage, your own staff on site during stated hours, and customers actually received there. Using a virtual office or mailbox address on a Business Profile is one of the most common causes of suspension, and verification is not protection as Google can and has pulled a profile months later.
What you should do instead, if you work from home or travel to customers:
Set up as a service-area business. Use your real operating address for verification only, then hide it from the public profile and define the areas you serve.
Google's own guidance says service-area businesses should hide their address, and that if you run your business from a residential address you should clear it from the profile entirely.
Keep your service area realistic. Roughly two hours' driving from your base, up to 20 areas.
So the honest advice is to follow a split tactic where a virtual office fixes Companies House, your invoices, your website, your contracts and your privacy. But when it comes to Google Business Profile you MUST set a service-area which fixes your local visibility.
Anyone telling you one address solves both is going to get your profile suspended.
